New Hotel Development
Darien Hospitality Group has the capacity to
work closely with ownership, as consultant, to conceptualize and bring the new hotel project to successful fruition. DHG
can be involved simply in periodic review and comment on the development
process, or can become actively involved in assisting design, monitoring,
franchise negotiations, financial input, bidding process, and other
dimensions of development.
Approximately five months prior to the hotel opening, the management contract
activities begin with Pre-Opening Procedures. The general manager and the
director of marketing and sales are hired. These key team members, with the
guidance of the corporate staff, develop collateral materials and begin
sales calls on the target market segments. Simultaneously, the overall
marketing plan is developed and implementation initiated. Operating Budgets
and Capital Budgets are prepared.
As the opening approaches, hiring of the
remaining staff is undertaken, and training begun. The final hotel
completion is monitored closely as furniture, fixtures, equipment, soft
goods and supplies are set in place. Each guest room is inspected repeatedly
as it is brought from an empty shell to a rentable room to insure that high
quality standards are met. Company procedures are implemented. Physical
systems are checked prior to completion to test for proper functioning and
to identify items requiring correction by the contractor. The soft and grand
openings are planned and implementation set in motion. Coordination with the
owner/developer, franchise system, permitting process, and staff is brought
to a conclusion and the hotel officially opened. |
