Frequently Asked Questions

  1. What services do you provide? All the services required for successful hotel operations including but not limited to: Sales, Marketing, Accounting, Training, Staffing, Purchasing, Insurance, Development, and Franchisor relations. In addition, we provide monthly and annual detailed accounting reports to you from which your accountant will prepare your tax returns and other filings.
     

  2. Do you provide consulting services during the construction of the hotel? Can you help me with the design? We do provide consulting services on a per diem or project basis prior to the start of the management contract services based upon your needs.
     

  3. How soon can you take over my hotel, and what are the steps necessary to begin the process? We can usually take over a property within two weeks. The management contract can be immediately emailed to you and your attorney for review and execution. The typical management contract continues for a fifteen-year period. Upon signing of the contract, we promptly begin to integrate your property into our operations.
     

  4. Will you give my property as much attention as you give those you own and those you operate for others? Our basic approach is to treat all properties the same and not differentiate between those we own and those we manage. We feel this is essential to successful management. Because we are a small company, our operations are hands on. Our principals will be at your property frequently. A large management company simply can’t offer this key benefit by virtue of its size.
     

  5. Do you operate hotels with restaurants? We have and can. However, through years of experience, we feel that a restaurant leased to a proven restaurant operator, and a restaurant with a separate entrance and identity will be more profitable than a “hotel restaurant.” Who do you know that says to his wife on a Friday night, “honey I’m taking you out for a special dinner at the Holiday Inn?”
     

  6. Can you operate a group of hotels for me? Certainly. We have a great deal of multi-property experience.
     

  7. Will you invest in the property with me? Yes, as long as we have management control.
